Organization Objectives:
The Urban Communities Development Corporation (UCDC) is a not-for-profit entity with three primary objectives:
1) To assist in the redevelopment of inner-city neighborhoods plagued by long-term decay and blight; restoring quality, affordable housing.
2) Assist low income families to purchase quality, affordable homes in the inner-city.
3) Help to create jobs through redevelopment for inner-city residents.
A great need exists to help low income inner-city families transition into decent housing, which helps reestablish once blighted neighborhoods into stable communities. UCDC has worked toward these objectives since 2002. It has been instrumental in placing families in 100 mostly new and rehabilitated homes since its inception, while creating 30 permanent jobs and over 250 contract jobs. With grant support, this effort can be greatly expanded to assist the many families in need of decent housing.
Net fund raising proceeds will be used to make quality housing affordable for low income families, and to provide financial assistance to families in foreclosure.
Programs:
Housing Development Assistance/Subsidy Program
This program is designed to utilize a grant subsidy to offset significant, pre-development project costs that are unable to be recovered in the sale of the home due to market constraints and affordability limits for low income families in the Kansas City urban core. Grant funding will directly offset project costs to reduce housing costs, which in turn directly reduces sale prices. UCDC has targeted sale prices not to exceed $ 150,000 for new, 4 bedroom homes: 2,000-2,600ft2 finished living area. The homes are sized to accommodate family households of 6 plus members. Additionally, another program focus is the creation of contract and permanent jobs for area residents.
Family to Homes Program
This program is designed to work with low income families wanting to purchase a new or newly renovated, inner-city home. The target areas are defined as the difficult to develop areas within the urban core. It has been UCDC’s experience that approximately 90% of families seeking home ownership in the target area are first time home buyers. UCDC has successfully implemented this program since 2004, and a tremendous need exists to continue/expand this initiative.
This program provides the following training and direct, one-on-one assistance to target families:
1) Identifies affordable, quality housing for family selection.
2) Instructs families about the overall process of home purchase.
3) Instruct/assist home buyer in the selection and qualification of obtaining a mortgage.
4) Instruct/assist families with credit challenges.
5) Provide consultation on purchase agreements, financing, home warranties, closing requirements, insurance selection, home maintenance, serve as reference organization for follow-up questions/concerns of home owners.
6) Attend all required meetings with home buyer throughout the process as requested.
Foreclosure Assistance Program
This program is designed to provide direct financial grant assistance to
families subject to foreclosure, in an effort to keep them in their
homes.
